Investment & Development
SullivanHayes is a value oriented investor and developer of retail, hospitality and mixed-use properties in New England
About Us
SullivanHayes has been developing commercial real estate since its early beginnings in Denver, CO. Our firm has built over 3,000,000 square feet of retail properties valued in excess of $500 million in project cost throughout New England, Kansas, Colorado, Missouri and Wyoming. Retail remains the core of the SullivanHayes business, but the company has also successfully built over 1,000 multifamily units and two limited-service hotels over the last 40 years. Retail projects range from large power centers and grocery anchored centers to free standing single tenant assets, gas stations and in-fill convenience centers. National retailers in these projects include Market Basket, Lowes, Home Depot, BJ’s, Cabela’s, TJ Maxx, Starbucks, LA Fitness, Albertsons, Dick’s Sporting Goods, CVS, PetSmart, King Soopers, Safeway, Bed Bath & Beyond, Michaels, Shaws and many dozens more.
We exercise independent thinking and find creative solutions to complex problems. This often requires going against conventional wisdom and maintaining a disciplined, but innovative approach to uncovering opportunities. Through ingenuity, experience and detailed market analysis we are able to create highly profitable real estate investments for our partners, investors and tenants alike.
Principles & Strategy
-
Disciplined
SullivanHayes concentrates on acquiring and developing retail, hospitality and mixed-use properties where the company can improve assets and create long term value through its operating expertise. Commercial real estate markets are highly inefficient and often misprice risk for many reasons. By focusing on the fundamentals of supply and demand, replacement cost and tenant relationships the company is able to increase the margin of safety and provide superior returns for our investors.
-
Entrepreneurial
Our team looks for opportunities to fulfill unmet demand in underserved markets and create beautiful buildings through ground up construction or heavy redevelopment. The company also sources value-add properties that can be purchased below their intrinsic value and enhanced with targeted improvements. Through various value creation strategies, the SullivanHayes team is able to apply its expertise in leasing, asset management and construction to redefine the long-term vision for these assets. They are then reintroduced to the community as affordable, beautiful and well-maintained properties for our tenants and guests.
-
Innovative
Additionally, the firm specializes in programmatically developing properties for corporate clients looking to strategically grow their commercial footprints throughout New England and New York. Through our market insight, resources, and hands-on approach we’re able to help companies penetrate extremely difficult markets and uncover opportunities. We help fulfill the real estate requirements of companies with physical footprints that are critical to operating their underlying businesses.
A Legacy of Three Generations
1957
Upon returning home from World War II, John E. Hayes began his real estate development career by building small 10 to 20 unit apartment buildings in neighborhoods within the City of Hartford where he was born and raised. He found a growing market for his buildings with the many young families being formed by the soldiers returning from the war. The foundation for John’s success was rooted in his construction background. John’s father, Joe, an Irish immigrant, was a small general contractor, and Joe’s three sons: Joe Jr, John and Bill grew up working on job sites from a very young age. John always believed that the success of property development lay in two very straight forward keys: construction expertise and tenant relationships.
