Farmington Corners is an 8,500 SF new retail center being built at the intersection of Rt. 6 and Birdseye Road in Farmington, CT. Farmington is an affluent residential market, but even better known as one of Hartford County’s top Class A office markets. Anchored by the UTC world headquarters, this market boasts over 3 million square feet of highly occupied office space, as well as The University of Connecticut (UCONN) hospital, medical school and research facilities. This prominent intersection leads to both UTC headquarters, and the UCONN Health Center, with nearly 30,000 VPD passing through this intersection. This is largely due to the fact that this intersection leads to two full I-84 Interchanges via exits 37 & 39, making it perfect for a high-end convenience center, with patio space, and abundant signage. The attached marketing materials (below) explains the market in great detail, but to summarize, this market has historically been terribly underserved for retail uses to serve this affluent residential base, and dense office market population. This is due in large part to antiquated zoning regulations that have since recently been open to adding retail amenities within the town, as they see this project as the new main entrance to Farmington.
